What I do

The leaks that hide.

Some leaks announce themselves. The expensive ones do not, and those are the ones worth tracing properly.

Damp patches & ceiling stains

Water travels along joists and pipes before it appears, so the wet patch is often nowhere near the leak. Tracing it back matters more than opening up the first place it shows.

Boiler pressure dropping

A system losing pressure is losing water somewhere. Often it is a radiator valve or a joint under a floor. Topping it up weekly just postpones finding out.

Under floors & behind walls

Buried pipework, heating runs under screed and joints in awkward places. I would rather spend the time finding it than take up a floor on a guess and be wrong.

Burst pipes, right now

If it is actively pouring, get the water off at the stopcock and ring me. That is a 24/7 call out, not something to book in for next week.

Outside tap

Downstairs WC rework

Dan was amazing from start to finish. Friendly, reliable, and clearly takes pride in his work. The quality of the finish was excellent and everything was completed to a very high standard. We had the smallest downstairs toilet area and Dan made it possible to add a sink unit and radiator without it being cramped. How do you find a leak you cannot see?
By working back from the evidence rather than guessing. Water travels along joists and pipe runs before it shows, so the damp patch is often nowhere near the source. Dan traces the run properly before anyone lifts a floor or opens a wall.
My boiler pressure keeps dropping. Is that a leak?
Usually, yes. A sealed heating system that loses pressure is losing water somewhere, commonly at a radiator valve or a joint under a floor. Topping it up every week hides it while the water keeps going somewhere it should not.
What should I do the moment I find water coming through?
Turn the water off at the stopcock, usually under the kitchen sink or near the front door, put something under the drip, and call Dan on 07949 353536. Getting the water off is what limits the damage, and he does 24/7 call outs for exactly this.
